Those steps include but are not limited to:

Step 1. Preliminary Design
  • Review project requirements and schedule
  • Determine the space (room) requirements such as quantities, functions, sizes, proximities
  • Building code, ADA, and zoning review
  • Preliminary building and site design
  • Development of an opinion of probable construction cost
Step 2. Construction Documents
  • Refine and complete the design of the building and site layout
  • Research materials and construction types
  • Structural design
  • Mechanical design (heating, air conditioning, ventilation, and plumbing)
  • Electrical design
  • Development of written specifications and bid requirements
  • Review and coordinate regulatory requirements (ADA, building codes, zoning)
Step 3. Bidding
  • Solicit contract interest
  • Bid opening and evaluation
  • Assist with contracts
  • Attend a pre-construction conference
Step 4. Construction Phase Services
  • Answer and interpret contractor questions
  • Review contractor’s monthly application for payment
  • Review contractor’s shop drawings
  • Observe Construction and attend construction meetings
  • Compliance review upon project completion
  • Assist with project closeout paperwork
